DLF’s grand comeback in Mumbai: Will invest ₹900 crore in the first project, know the price of the flat

The country’s largest real estate company DLF Limited has re-entered the Mumbai market. The company is launching a luxury housing project in Andheri (West) area of Mumbai, in which it will invest around ₹900 crore. According to PTI news, DLF expects to get a revenue of about ₹2,300 crore from this project. Akash Ohri, Joint MD of DLF Home Developers, said that the company has launched this project named ‘Westpark’, which will have a total of 416 apartments.

What is the price of the flat

According to the news, Ohri said that the price of the flat is in the range of Rs 4 to 7.5 crore. Its price has been kept at ₹42,000–₹47,000 per square foot. This project is spread over an area of 5.18 acres. The initial response to this project has been very encouraging. The company plans to sell around 200 units in the first phase, but if the demand remains high, all 416 flats can also be sold.

Partnership with Trident Group

DLF is developing this project in partnership with NCR based Trident Group. DLF has 51% stake in this Special Purpose Vehicle (SPV) and Trident has 49% stake.

This is a Slum Rehabilitation Authority (SRA) project. It is worth noting that in 2012, DLF sold its 17 acres of land in Mumbai to Lodha Group for ₹ 2,700 crore. At that time, the company had also done a joint venture with Akruti City for some projects, but they could not be launched.

DLF’s record breaking sales

In FY 2024-25, DLF recorded an all-time record sales of ₹21,223 crore, up 44% from ₹14,778 crore last year. The company’s MD Ashok Tyagi has projected sales of ₹20,000–₹22,000 crore for the current financial year. Recently, the company launched the ‘DLF Privana North’ project in Gurugram and sold it completely. This 17.7 acre project consisted of 1,164 flats and was fully booked for ₹11,000 crore. The company is investing ₹5,500 crore in its development.

With this one project alone, DLF has achieved 50% of its annual sales target.
